Because so many people do prefer maintenance free housing at Grand Lake it was suggested to me that I prepare a list of all the communities available. When speaking about condominiums and gated communites here at Grand Lake clarification for each area needs to be addressed. Some are what many people consider true condominiums like townhouses or an apartment however some are free standing homes with condominium by-laws. There are also gated communities in the true sense.
When considering the dues for a condominium find out what is included. You may be surprised to find the expense may be very close to what it may cost in maintaing a free standing home. Typically dues include exterior insurance, upkeep on the roof, siding, water, sewer and trash. Also common grounds including such things as pools, tennis courts, playgrounds and boat slips. (if owned). Another thing to consider is potential for assessments and the cost. One way to look at this is that any home will need some major expense in time such as a new roof etc. Do the math yourself by figuring each of these cost on a free standing home. Here is an example of how this might go.

Condominium Individual Home (Monthly)
Dues $500.00 monthly $6,000.00 annually Insurance $200.00 monthly $2,000.00 annually
Water,sewer trash $ 80.00 monthly $ 960.00 annually
Lawn care $100.00 monthly $1,200.00 annually
30' boat slip (cost or rental) $200.00 monthly $2,400.00 annually
Plus you have the amenities such as the pool etc and you come to the lake to play and relax, not work.
There are many variations to what is included so be sure before puchasing to speak with an officer of the association. Also ask about assessments current or upcoming.You are also entitled to a copy of the by-laws after you have a contract and before you close.
