Everyone is always asking us, “How is the Market?” As we begin our column about Grand Lake Real Estate our intent is to answer that question and give a little insight along with a few tips for both buyers and sellers. That being said, let’s begin.
The real estate market at Grand Lake is actually pretty good and is a lot better than all the gloom and doom you might hear on the television. We are weathering the overall market much better than either coast because we never had that crazy 20% per year growth they did or the huge drop either. The Grand Lake market maintained values well and in some cases has actually gone up. Activity has increased in the last 30 days with people looking for lake homes. There are many reasons people want to be at Grand Lake and there isn’t any more lake front being made.

Tip for Buyers: Start your search on the internet. It’s the new “yellow pages”. Let your fingers do the walking. And pick up the papers and magazines with ads for the area. Make note of the ones which interest you. A knowledgeable experienced Realtor can help narrow it down to a manageable number.
Tip for Sellers: Price your home for sale properly, based on what similar homes and condition are actually selling for. If priced too high you won’t get showings or offers. Priced too low and you may get a quick sale but may be giving your hard earned dollars away. Again, a knowledgeable experienced Realtor can give good direction.

Real estate in Grove is much like other areas except there is an added dimension because of Grand Lake Oklahoma. When looking to buy or sell property here, you must be able to recognize the differences. Then you’ll want to evaluate them to decide if you are getting a fair deal, whether buying or selling.
Your interests are best served by working with a local “expert” at Grove, Ok or any of the real estate at Grand Lake. That’s where Debbie and I come into play. We work the real estate market in Grove, OK, Grand Lake, as well as Monkey Island, the south end, and points in between full time, 7 days a week. We see it all.
Now back to Grove. Some of areas which seem to be in constant demand are of course the waterfront homes which are more costly but usually are your best investment. After that, lake view homes and then nice homes in the subdivisions. Some subdivisions which provide all three of these are… Buffalo Shores South, Buffalo Shores North, Buffalo Shores III, and Patricia Island Estates. There are too many to mention all of them so I’ll stop with these for now. Waterfront homes in these areas are typically $500,000 and up depending on age, condition, amenities, view, dock etc. At this time a dollar per square foot range could be $150/sq. ft. to $250 /Sq. ft.
Be sure and read some other articles written on this blog concerning this subject such as “Buyer Be Careful” This is not intended to scare anyone away. It is intended to provide food for thought and a short course in the real estate market in Grove, OK and Grand Lake.
Homes which are not waterfront of course, will be less per square foot but value still depends on some of the same things previously mentioned including that old saying in real estate… Location, Location, Location. Is it on a golf course? What are the other homes like? Is the area well groomed? What is the location relative to shopping, schools, medical care etc.? The price range here is around $75/sq. ft to $135/sq. ft.
Big differences to be sure. So make sure you look at enough homes for sale to help form an opinion and ask your Realtor questions. One thing we like to do is show you some homes you are interested in that we know you won’t care for. This will help you learn about the Grove OK and Grand Lake OK real estate markets.
Grove OK is a wonderful place to raise a family or retire. It’s a smaller community with so many special qualities and things to do, without some of the problems you might encounter in a large city. Here is the history on the origin of Welcome Back ...Weekend. This event was started in March of 1992, by Terry Frost, Owner of Cherokee Yacht Club. The weekend originally started with a poker run on Saturday and the showing of the hands on Sunday. The Grand Lake Area Chamber is sponsoring “Race Night”, so come "Jockey" for your race ticket.The idea behind Welcome Back Weekend is to get you back on the lake so you can enjoy Grand Lake more of the year. The event is not just a party anymore; it has come to signify the beginning of boating season on Grand Lake . Don't forget the poker run during the day. Boating on Grand Lake
is one of the great pleasures available to you. There are different possibilities available to you. A gathering of boats at many locations around the Grand Lake to socialize, swim, sun bathe and party might be your idea of fun as shown in the picture at the top left. Maybe you would prefer to cruise around on your sea going size boat taking in the scenery. There are boats over 50 feet long on the lake. Large enough for plenty of family and friends. Boating to one of the many restaurants on Grand Lake is a favorite activity. If sailing is your choice then Grand is the place for you as well.. Then there are cigar boats, speed boats, ski boats, pontoons and fishing boats. And Grand Lake is not crowded! You see, there is 1,300 miles of shoreline and the lake is over 60 milies long. There are marinas all around the lake to keep your boat such as Arrowhead Marina, The Cherokee Yacht Club in the Duck Creek area or The Shangri-la Marina and The Landing on Monkey Island. There is also the Royal Bay Marina at Grove and many more. You may have your own home with a private dock which you can do at Grand Lake. So come to Grand Lake and take advantage of all it has to offer and enjoy the good life.
Grand Lake, Grove and Patricia Island Estates

The Grand Lake and Grove area has been named as one the the top areas in the country to retire. Quality of life is certainly part of the equation and Patricia Island Estates figures heavily in that mix. Located in Northeast Oklahoma’s “Green Country” and Grove, OK. This deveopment is on Grand Lake O’ the Cherokees and is also built around a championship quality golf course. There are cuurently about 15 homes available including new contruction and existing properties both on lakefront and on the golf course. Prices range from the low $200s to over $1,000,000.
Real estate values in this part of the country have not been affected like they have been on either coast. They have remained steady thougth this period and actually have increased. Of course lakefront homes have continued go up in value and we feel they are a good investment and will be for a long time to come.
Grand Lake is a favorite for water and wild life lovers. The Lake is 67 miles long and has 1,300 miles of shorline. You can have the best of both worlds with both Golf… and Grand Lake to Play. Life couldn’t be sweeter.

Lakefront Homes on Grand are in Demand

It's true, It is timeless and one of the things many people want. Whether it is for retirement, summer vacations, second homes, week end get aways or just for plain fun and relaxing, it is a place at the lake a lot of people want. Grand Lake in Northeastern Oklahoma is the place to be and it is still affordable to a lot of folks. There was an article in the New York Times about it on December 19th of 2008 and several years ago both the Wall Street Journal and Rand McNally named the Grand Lake area one of the top spots in the nation for retirement. Earlier this year there was an article on MSN where Oklahoma ranked 50th in total overall taxes. What a combination! Lakefront properties are also a very good investment and especially lately, compared to the stock market. Lakefront homes and luxury homes and condos have appreciated in value consistently over the years in Grove, Monkey Island, Langley and all points in between. You see the lake is over 60 miles long and has 1,300 miles of shoreline.
